📝 How To Buy A House in 2025 - Observations
Taking a break this week from the weekly how-to series. Every morning I look at all the new real estate listings while doing marketing for our home cleaning company (subtle plug for https://simplypurehc.com/.)
After a month of doing this, I’m noticing that the normal proportions of type of listing are way off what they’ve been traditionally. The number of probate and estate listings compared to other sources are as high as I’ve seen in my 19 years as a real estate agent. Flipped homes being relisted post rehab are also higher than usual.
My take?
It seems to me that very few homes are selling unless they NEED to and most are waiting until they pass away or end up losing their home in foreclosure.
That thought is backed up by:

A possible reason?

Not a great picture for someone looking to buy their first home.
💸Mortgage Rate Update
Mortgage rates are sitting right around 7.0%.

Here’s the last 35 years of data.

Right in line with the early 90’s through early 00’s. In my opinion, the only way we can get back sub 5% for any length of time would be government spending down far enough that we start paying off some of the national debt. If the government doesn’t have to print money to fund our expenditures, inflation will trend towards zero and interest rates will follow.

Ready for some lighter news?
We spent a couple days at Universal Studios Orlando last month and the kids really enjoyed the Harry Potter sections of the parks. The first four movies are playing in theatres again for three weekends. We plan on watching one or two!
