Today marks the coldest stretch of the year. The next four days average the lowest high and low temperatures of the year. But temperatures start to rise ever so slightly starting January 18th. We gain almost 49 minutes of sunlight over the course of the month. We’re on the way up!

[Yes, I know you all own homes, but this is a summary of a bigger piece I’m writing for people who are actually home shopping. It helps to understand how why the current market feels different than it did just a few years ago.]
Buying a home in 2025 isn’t like it used to be—it’s a whole different ball game. If you’re out there house hunting, you’ve probably noticed how slim the pickings are. That’s because inventory in Connecticut and Massachusetts is seriously tight. Developers aren’t building enough homes, there’s not much land left near major towns, and zoning rules make it tough to create new options. Add in the surge in demand after the pandemic, and finding a house feels like a full-time job.
On top of that, mortgage rates in the mid-6% range are keeping people from moving. Sure, that’s not historically high (the long-term average is 7.72%), but it’s a big jump if you’ve got a 3% rate on your current house. For a lot of homeowners, it just doesn’t make sense to sell unless they absolutely have to.
So, today’s market is driven by sellers with big life changes—like getting married, divorced, or relocating for a job. And for buyers? It means competition is fierce, homes are selling fast, and you’ve got to be prepared to make decisions quickly.
